The Makrigialos Lagada Villas development is a new and ongoing project of luxury villas. It is located on the outskirts of the village of Makrigialos, in the small settlement of Lagada and just behind the Bayview Resort project. Building your own private and luxury villa in Crete might just be easier than you think. From the period 2008 and onwards we have been designing and constructing private villas through our own construction company, Candia Constructions. East Crete Marketers can offer you a home of the highest quality – turnkey and ready for you to move in. If you have a dream of having your own private villa, the first step will be to find the right plot. We offer through our own portfolio several attractive plots for private villas. In accordance with the contract, we will provide you with a detailed building description and regular progress reports. You will have access to the reports with updated pictures and videos during the whole construction period through a separate web site. Our standard delivery time for a private villa is approximately 10 to 12 months from the day the Building Permit is issued.

Stone Houses

Traditional stone houses have 50 cm thick massive natural stonewalls. The thickness of the walls guarantees an earthquake proof house, keeping it cool during the summer months and warm during the colder periods on Crete. The use of massive and natural stone is an excellent isolating method for holding the inside temperatures on an average level. Exterior and interior maintenance on a natural stone building is low, properties build of stone also allow more space for the same building permission as the square meterage of the layout is measured from inside of the property and not from the outside. Combining traditional Cretan features and modern comfort, for those who do not wish to have all the walls in stone (too much stone), some of the interior walls can be rendered, leaving however the stone features around the doors and the windows. Another option is half stone half brick building, blending traditional stonework features using local materials with the more modern looking rendering.

Invest in your own private villa

With decreasing returns on other forms of investment, many investors or life style buyers are choosing to invest in a luxury holiday villa. East Crete Marketers gives you the opportunity to choose from a tailor made proposal based on history and facts and we offer two appealing options for investing in a luxury villa on Crete;

1) Return based on rental income where the return is based on the actual rental income. East Crete Marketers pays you on the basis of realised occupation. With this investment form, the regulations concerning your own use of the holiday home will be defined by fixed regulations. These own use regulations can vary greatly per agreement, from 21 days to unlimited use.

2) Investment with guaranteed net return of 5%. At Makrigialos Lagada Villas we also offer the option of investing in properties with a guaranteed return. For a specific period of time you will receive a guaranteed return, regardless of the realised occupation. Furthermore, costs such as minor maintenance and replacement of inventory are borne by East Crete Marketers. Restrictions with regard to own use also apply to this investment form.
